Old Bethel Road is a structure that was built in the 70s with the 70s mentality. Dimitri is of Greek heritage and has always been fascinated with Greek architecture and he is a believer of the marriage of both the past and present eras. With today's coastal building codes and materials NMCC transformed the structure into a modern residence with a European distinction.
George Fanning, our Architect spent a lot of time with the owner and the drawing board. It was a very welcome challenge for our team who was eager to work their talents and put their hands on. This project required the restoration of the Main Home, Office Building, Work Shop, Storage Building, Architectures Drafting Studio and Pool.
Our projects on this property included Demo and Stabilization of the Decking and Handrails, Installation of Two-tiered Built-in Gutter System, Water Proofing the Deck, Creation of Columns and Arches, Replacement of Windows and Doors, Stucco, , Excavation and Drainage, Patio, Faux Finishes and Hand Painted Murals.
Phase 1: Demo and Stabilization of Decking
After a visual inspection and assessment the decision was made to perform the demo And stabilization all in one task The addition of width in the decking system and other factors led to a Significant change in the design of the floor system. A new floor System was designed and installed. Several elements (load displacements and overall Footprint of the deck) were big factors in the design of the floor system.
Phase 2: Two Tiered Built-in Gutter System and Water
Proofing of Deck
To properly divert the rain water from the roof (gutters) Steel pass through sleeves were installed to permit rain gutter downspouts to pass through the deck. . Each layer of floor covering was sealed around the post to provide a watertight seal, the last layer used was a torch down watertight rubber membrane. The finish deck floor was then installed. Handrail posts were incorporated in the framework of the deck.
Phase 3: Arches & Columns
The framing members that were found structurally sound were saved. With the intent to add a small piece of old Greek architecture
Columns and Arches were installed under portions of the new deck and the existing covered lower patio.
Phase 4: Exterior Stucco
The finish used on the exterior was both conventional and synthetic stucco. All doors and windows received a stone like decorative treatment with the stucco application. These Treatments were also used to emphasize older Greek architecture. Every effort was made to blend this style of architecture with the existing structure and the entire project.
Phase 5 : Concrete Foundations and Patio &
Landscape
New concrete foundations were installed at several locations on the jobsite to Accommodate new additions. The new outside patio was designed to complement the archways on covered patio off master suite. The patio was constructed with the use of Stone retaining walls and stone pavers

The existing French drain system had to be terminated and partially removed to accommodate the installation of the new exterior stone paver patio. A new French drain system was designed and installed which would combine existing foundation drains
And new underground rain gutter downspout drains. Fill dirt was then brought in to form the desired contour and to shape the new natural drainage paths for rainwater. Top soil was used to finalize desired shape and to act as a seedbed for the St. Augustine sod that was installed.
Phase 6: Roofing
The entire roof was stripped to bare sheathing. The framework of the roof and sheathing were thoroughly inspected, necessary repairs were made. The roof received Ice and water shield around the perimeter. New 30# felt was installed followed by 40 year architectural asphalt shingle.
Phase 7: Interior
The interior went through many structural and cosmetic renovations. The removal of walls, addition of archways and the openness of the floor plan were preformed with great Regard for structural integrity. The addition of large crown moldings, door and window Treatments, columns and various plaster wall finishes further emphasize older Greek architecture.
Phase 8: Office
This building was originally a mother in-law suite. This building had been chosen to be the company executive offices. The interior would receive the largest Transformation. The exterior received decorative, Stone like window and door treatments. Exotic Walnut hardwood flooring was installed. To bring in the look, feel and the elements of older Greek architecture the addition of archways, columns and large crown moldings were designed and built by our Artisan Team. The walls received various faux finishes, to include marbleized and a mix of different plaster finishes. A replica of Michael Angelo the "Creation of Adam" was painted on the reception ceiling by our team Artist Rita Jennings.
Phase 9: Architectures Drafting Studio
This building had been badly damaged by hurricane force winds. After a careful Inspection the determination was made to stabilize and then renovate this building. The stabilization process carried this building back to the bare skeleton. Walls, roof and floor systems were restored to structural soundness. A new front deck, porch beam and columns were installed. The exterior finish used on the building is conventional [old school] style stucco the doors and windows received a stone like decorative treatment with the stucco application.
Phase 10: Pool
